Should You Go Short Sale or Walk Away?

There are a lot of people who are home owners wonder if they should just "walk away" from their debt and their mortgage. Should you do it?  Until you sit down and talk with an expert or two, you should not.

An Attorney might tell you that you could file for bankruptcy. That has its own set of problems. A friend of mine said it was like being in a financial prison.  You could walk around, you can look but you can't touch. You really learn what it means to be a cash buyer, of nearly every thing. 

Recently I was on a webinar, that is where the teacher or webinar leader is someplace else and you are in front of the computer, talking about short sales. I am in the process of earning the Certified Distressed Property Designation. What he was saying that for home owners in a hardship can usually go with a short sale and it is far less impactful to a persons credit than a foreclosure. A foreclosure hangs on to your credit like a miserable leech for 7 to 10 years!
In a short sale that does not happen.  What happens is that you get a settlement and if your mortgage qualifies for the new HAFA program (Homeowner Affordable Foreclosure Alternatives) the lender will even pay you $1500.00 to do this program.
